While there are certainly some costs involved when renovating your home, many upgrades and additions can add to the value of the property. But what if something unexpected happens during the renovation process? Will you have to pay out-of-pocket, or will your homeowners’ policy provide coverage for the expenses?

The answer is it depends on the policy, as well as the cause and extent of the work that needs to be done. For instance, your homeowners’ coverage generally won’t cover defective building materials or sub-par work that is done by a contractor.

However, you may be covered if an incident occurs as a result of the work that is done. As an example, if the shingles on the roof are not properly installed, you will typically have to pay for repairing or replacing them. But, if the roof leaks and it causes damage to the interior of your home, the expenses that pertain to that incident would likely be included in your home insurance policy.

In some cases, a homeowners’ insurance policy may allow for the addition of “dwelling under renovation coverage.” This coverage protects your home from various incidents like foundation collapse during the project, as well as from various damages that may occur to – or the theft of – the building materials for the project.

A home renovation can provide you with a way to customize your dwelling for your specific needs – but without going through the process of moving to another location.
